Great location, but extremely disappointed with management and unresolved issues The location of this property is fantastic — right across the street from the ocean, close to restaurants, and an easy drive to Daytona and St. Augustine. The house itself is spacious with plenty of seating areas to relax, and the kitchen is well equipped. Even though it’s on a busy road, the traffic noise wasn’t a problem. Unfortunately, everything else was overshadowed by a major issue that was never resolved. The hot tub and pool spa — the main reason we chose this property and something we paid extra for — were completely unusable during our entire stay. The pool technicians who came out said the breaker kept tripping and that it was likely an electrical or heater issue. We were told multiple times that someone would be back the next day to fix it, but that never happened. We made several attempts to follow up with the management company, and each time we were met with vague promises, delays, or no response at all. No one ever provided a real update, a solution, or even a clear apology. We were also told a refund was processed the three times we talked to a lady in the office, but nothing ever was. And when told (twice) that the manager would have to call us back because he was in a meeting, we never received a call. It’s incredibly disappointing to choose a property specifically for its pool and spa, pay extra for heat, and then not only lose that amenity but also receive no meaningful communication or resolution from management. Based on our experience — and seeing that previous guests reported the same issue — it feels like an ongoing problem that isn’t being addressed. We loved the location and the home itself, but the lack of follow‑up, accountability, and customer care made this a frustrating stay.

Great beach house, but terrible communications with the property management. Positive: The house was really nice and provided a great place for a family vacation. It was well-equipped and had fantastic living areas. Among those: - Outdoor deck was great complete with a bbq (didn't work very well), outdoor TV and enough seating - Incredible views of the ocean - A dining table that was big enough for the whole family (wasn't easy to find this in my search) - Plenty of bathrooms - Comfortable beds - Lovely decor Negative: We were and remain REALLY DISAPPOINTED by the Property Management. Unfortunately, the hot tub/pool heating system was not working, which I informed the Property Group the first morning we were there. They promised to fix it either that day or the next and I never heard back from them. After calling and messaging several times, they promised they would come again and did not. They 3 days later, but by that time, they said that the hot tub heating was broken (this should have been checked before we came!!!) and that it was unlikely they would fix it in time. The hot tub was one of the reasons why I chose this location and to not be able to use it during our trip was a real shame. The Property Group said that they would reimburse us for the inconvenience, BUT THEY NEVER GOT BACK TO MY 5 EMAILS AND MESSAGES after we checked out. Furthermore, we were unlucky because we needed to use the heat (unseasonably cold), but we were not able to change the thermostat upstairs. I had to call the Property Group SEVERAL times to try to get them to fix it. It was very cold!!!! While the house was really nice, I experienced quite a lot of stress with the property management promising and never delivering. It was very unprofessional and I remain disappointed with their inability to communicate. I would be happy to amend my review if they respond to my messages.

Amazing Beautiful Home! Direct access to Beach just across the road out front. Three families had enough space with 5 bedrooms to spread out with privacy. Large Porch out front to view Ocean & the sunrise. Sunset from the huge back deck, table for 8, couches, TV and Hot tub with infinity pool. Definitely highly recommend this home

The house was clean and very well appointed, we lacked for nothing! Host even had a bottle of wine, snacks and a gift for us on arrival. The road can be very busy but most drivers stopped for us to cross over to the beach. Would definitely recommend this property.
